Additionally, health care industry policies are shifting from secondary prevention to primary prevention. Secondary prevention involved testing children to determine if they had been exposed to environmental contaminants. If tests showed that a child had been exposed, the child's home would then be tested to determine how and where the exposure occurred, as well as how to correct the problem. As the health effects of childhood exposure to environmental hazards are irreversible in many cases, health care professionals have agreed that it is clearly more responsible to test the child's home environment early to prevent the child from being exposed, rather than waiting until the child has been exposed and then trying to treat the health effects. In other words, preventing the problem, rather than treating the effects of the problem, is becoming the norm. With increasing regularity, environmental problems in housing are being discovered after the sale. With equal regularity, home inspectors, real estate agents, and sellers are being held liable for these conditions. New residents may experience the ill effects of mold, lead, radon and drinking water contamination that perhaps did not effect the prior residents. Many people make numerous trips to the doctor's office before the root of their health problems is identified. Affected individuals, many times, choose to litigate against the sellers, home inspectors and real estate professionals involved in the property transaction. There is a solution to this recent trend which presents an opportunity for Home Inspectors. The solution is to provide environmental testing as part of the home inspection process. The opportunity is for Home Inspectors to increase their income while providing a needed service to their customers. An added bonus is the protection this testing will provide by limiting liability on the Inspector's part. The actual sample collection process is easy and adds very little time to the inspection process.
